I began my home buying process in the summer of 2021. My situation is a little more unique in that I’m a business owner and my taxes are filed as a 1040 with a Schedule-C (because I’m the sole owner/member of my business); as opposed to the more traditional W2 tax filings. My income in 2021 was about 4x MORE than my income in 2020 and we wanted to find a loan program that used the last 12 months of income as the primary metric (as opposed to the more traditional average of the last 2 years of filed tax returns; like the vast majority of mortgage applicants). To make this even more challenging, I had a relatively short window where I needed to be out of my current home by and that window was closing quickly. I’ve applied for home loans from about a dozen different mortgage lenders and brokers. ~75% of them denied me because they only work with W2 employees (which I am not); because they view small business owners as more risky. – I was eventually approved for two different non–QM bank statement loans by different lenders, but those loan amounts were far below what I was looking to buy. ?One of my best friends eventually introduced to Johnny. He’s purchased two properties through Johnny and he’s had nothing but amazing things to say about him. Feeling pretty hopeless from the constant less-than-ideal results I’ve been getting, I figured “why not?” and hopped on a call with him. Now, I’ve been in sales and sales management for over 15 years. I’ve owned and operated my own business for 7 of those years years. I’m a BIG networker and I understand the value of a good introduction. I’ve been introduced to hundreds of people this year alone. –– My friend’s introduction to Johnny is without a question the most important introduction I’ve gotten in all of 2021. Given the circumstances of my finances and the structure in which my taxes are filed as a small business owner, I didn’t qualify for any loans offered directly by the bank and my option for the different types of loan programs that I would qualify for were very limited. So, Johnny went FAR (and I mean far) out of us way to find a 3rd-party lender and act as a broker to get me pre-qualified for a Non-QM bank statement loan. –– And they pre-qualified me for a $400,000 loan (about 2x what I pre-qualified for elsewhere). That was our first major success. In the next few days, I visited a handful of homes on the market and found one that I loved and my agent and I put the offer for $400,000. The seller had another offer on the table, so I asked Johnny if we were able to raise that $400,000 pre-qualification amount to $405,000 to help us secure the deal, and within minutes, Johnny responded “no problem”. – My agent and I put in and our offer and it was accepted by the seller. Given the climate of the real estate market at the time, that was our second major success. The formal approval process and closing process for this 3rd-party lender was daunting, to say the least. There were times where I felt like this lender was throwing more hoops at me to jump through than what was reasonable and it felt as if this 3rd-party lender flat-out didn’t want me to have the loan. – And my window for moving out of my current home was getting shorter and shorter VERY quickly. Needless to say, I was feeling stressed. Very stressed. But what Johnny said to me next has been permanently engrained in my mind… He said, “Justin, I don’t want you to worry. I promise you. We are going to get you in this house.”??And boy, did he deliver. Again, I’ve been in sales for over 15 years. I’ve trained thousands of sales representatives in my career, met and trained with hundreds of managers and leaders (from middle-level mangers to C-Suite) – and NEVER at any point in my entire career have I come across someone with better customer service skills and ability to educate others by taking complex concepts and translating them into a language that’s easy for anyone to digest –– while outlining actionable steps on how to move forward. When I had questions or anything I needed to walk through, he made himself available to go through anything with me; and at just about any time I can think of (even before/after normal business hours and weekends). I’ve simply never worked with someone who has demonstrated the level of communication that Johnny demonstrated. His leadership skills are inspiring and should be the benchmark for any team leader. His mindset is right at the intersection of optimism and pragmatism; which well-positions him to have the perfect amount of outside-of-the-box thinking when it comes to problem-solving. He has the coveted ability of being both calculated in his big-picture strategy while demonstrating surgical precision in his execution. His intuitive, quick thinking and his attention to detail is second-to-none. He simply doesn’t miss a thing. And probably most importantly (and I can’t stress this one enough) –– My #1 goal of 2021 was to purchase the perfect first home. This was a dream of mine. I wanted nothing more this year. I want to be absolutely clear when I say this: Johnny and his uncompromising persistence & dedication is the reason I’m currently sitting in that perfect home right now as I type this testimonial and share this story. When other lenders have *literally* told me (and I’m quoting one of those lenders verbatim here), “I can’t even get you approved for a shed”, Johnny got me in a $405,000 home. Recently fully renovated and in a beautiful neighborhood. Prior to working with Johnny, I thought I knew what a “best-case scenario” looked like for me. Johnny stepped in and completely altered my frame of reference for what I thought was possible and set a new standard for what a “best-case scenario” can actually look like when you have the right people in your corner. To put it simply, Johnny is the right person. Johnny took (what I started to believe was) a near-impossible task and executed. Not only did he execute, he delivered FAR beyond what I could have ever hoped for.
